Thank you for your interest in applying for a Brown & Patki Inc. property.
All occupants 18 years or older (or emancipated minors) are required to complete BOTH STEP 1 & STEP 2 below. This applies to any Guarantors as well.

STEP 1:
Brown & Patki Inc. does not charge an Application Fee.
Instead, we will accept a California compliant Reusable Tenant Screening Report purchased by the Applicant.
What is a 'Reusable Tenant Screening Report'?
The idea is that the Applicant pays a third-party screening company once to obtain a screening report, and then the applicant can submit that report to multiple landlords (who will accept it) in a 30 day period. More information here: https://tinyurl.com/3z286k3a
California requires specific items in a reusable report, including verification of employment, a credit report, criminal check and eviction check.

Don't have a California compliant 'Reusable Tenant Screening Report'?
If you don't have a California compliant reusable tenant screening report, you can purchase one from a number of third-party screening companies that provide them. Once purchased, please provide us with the instructions for a secure download.
IF YOU DON'T HAVE A CALIFORNIA COMPLIANT REUSABLE TENANT SCREENING REPORT, WE SUGGEST PURCHASING ONE FROM ZILLOW:

You will see the property address as '1 Main Street' - please ignore that - it is just a placeholder. You may also get an alert that the property is no longer accepting applications - please ignore that also.
Once you have completed the application, we will automatically receive a notification.
If you already have a valid Zillow screening report, you can also use the above link to apply for any of our properties.
Please note that any fees charged by the third-party screening company for the report are charged by that screening company only. Brown & Patki Inc does not charge an application fee, nor do we receive any portion of the fee you pay to the third-party screening company. Payment of such fee to a third-party provider does not guarantee the approval of your Brown & Patki Inc Application. We are unable to assist with any billing disputes or technical difficulties you may have with the third-party report provider.
TO SAFEGUARD AGAINST FRAUD, WE DO NOT ACCEPT ANY HARDCOPY/PDF/JPG ETC OF THE SCREENING REPORT FROM THE APPLICANT.
WE WILL ONLY ACCEPT SCREENING REPORTS THAT WE CAN SECURELY DOWNLOAD FROM THE THIRD-PARTY SCREENING WEBSITE.

There is no fee charged to complete this application.
You will be asked to provide information about yourself, other occupants, employment, residence, pets etc. Some of this may be a repeat of the information you have provided to the screening company in Step 1 above. But as the information provided to us by the screening company is not standardized, we are required to collect all these details in our application. Thank you for your understanding.
Please also be prepared to upload the following:

Copy of a valid govt issued ID

Photo of your pets

Proof of Income such as:

Two most recent paystubs (if you are currently employed) OR

Offer letter on company letterhead, signed by both you and a company representative (if this is a new job you will be starting) OR

If self-employed/not-employed, documentation such as:

Federal Income Tax statement for the past year

1099 for the past year

Bank/Brokerage statements for the last two months

If receiving government or other types of rental assistance/subsidies, please provide a description of this source of income or payment.​

NO SCREENSHOTS PLEASE! All income documentation must show your name, gross income/bank balances, dates, name of the employer/bank/brokerage etc.
